Vistry Group Set to Deliver Over 700 New Homes in North London as Part of a Regeneration Programme

The transformation of the Alma Estate in Ponders End, North London, has taken a major step forward as housebuilder Vistry Group secures planning permission from Enfield Council for the final two phases of this large-scale regeneration project. The revised plan will now deliver 723 new homes, up from the originally approved 401, as part of efforts to address the area’s chronic housing need.
These final phases will provide a mix of affordable housing, private rental, and homes for sale, including:
- 80 homes for social rent
- 107 homes for shared ownership
- 73 wheelchair-accessible homes
- A variety of property types ranging from 1-bed to larger family homes
- 8,500 sq m of green/public space and 330 sq m of commercial space
This development is part of a long-term regeneration programme that began in 2017. Upon completion, the Alma Estate will comprise 1,402 homes, with 444 designated as affordable, including an increased allocation of social rented family housing—a vital step toward easing the borough's housing pressure.
